A Landscape and Visual Impact Assessment (LVIA) is undertaken to identify the effects of new developments on landscape character and views. It can be used as a tool to inform the design of new development and therefore be key in the determination of planning applications.
Visual amenity relates to the pleasantness or attractiveness of a place, with a visual assessment used to objectively consider the effects of new development against the quality or character of an area and the combination of elements that contribute to the overall enjoyment of a landscape.
A Residential Visual Amenity Assessment (RVAA) considers visual elements that are particularly relevant to the living conditions of a private property.
